What's Actually Happening On Pico Boulevard In Beverlywood Right Now

Two years ago, the stretch of Pico between Beverwil and Robertson was a street you drove through on your way to somewhere else. Bicyclette had closed. The two-story building at 9575 sat quiet. The best meal within walking distance for most Beverlywood homeowners was still a kosher deli sandwich or a takeout pizza box balanced on the passenger seat.

That's over. The corridor that runs along the northern edge of the 1,354-home Beverlywood Homes Association, developed in 1940 by Walter H. Leimert around Circle Park, has quietly turned into one of the more interesting restaurant rows on the Westside. The thesis worth internalizing if you live here: the food coming to Pico now is destination-caliber, but the scale is still walkable, and the timing window before the rest of Los Angeles catches on is measured in months, not years.

Here is what's changed, what's changing, and how to actually use it.

The Lielle moment, and why it matters more than a normal opening

The former Bicyclette space at 9575 West Pico reopened this year as Lielle, from chef Marcus Jernmark. Jernmark is one of Sweden's most famous chefs, having cooked in several Michelin three-starred kitchens including Restaurant Frantzén in Stockholm, Restaurant Zén in Singapore, Per Se in New York, and Aquavit. That's the résumé. The restaurant is something more interesting than the résumé would suggest.

Lielle is a 42-seat restaurant that finds a sweet spot between haute cuisine and a more social dining atmosphere, operating off a four-course menu at $150 per person using seasonal California ingredients. It's open from 5 p.m. to 8:30 p.m. Tuesday through Saturday. The design, done with the team behind Bar Étoile, leans into wine-toned leather banquettes beneath cork-lined barrel-vaulted ceilings, evoking a cave à vin.

The point for a resident isn't the tasting menu. It's this: a second concept from the same team, a French spot called Marée, is set to open upstairs later this year. Two restaurants from a globally decorated chef, one building, six blocks from Circle Park. If you own a home here, you got a fine-dining anchor without moving.

What the Pizzeria Sei move tells you about the corridor

Pizzeria Sei, from chef William Joo and Jennifer So, is known for its take on Tokyo-style Neapolitan pizza and has built a following since opening in 2022 in the Pico-Robertson neighborhood. It's a Michelin Guide restaurant. And it's on the move.

The team is anticipating a move to Overland, while the original Pico/Robertson location at 8781 W. Pico remains open for dine-in and takeout. The expansion into Palms at 10700 Tabor Street brings a full sit-down dining room with Neapolitan pizzas, fried montanara, and crispy Roman-style scrocchiarella.

Read the mechanic here. A restaurant that started tiny on Pico grew large enough to need a real dining room, and rather than leave the corridor, it doubled its footprint a mile away. That's what happens when the local demand base can support two locations of the same operator. For a Beverlywood homeowner, the practical read is that the Pico location is still yours for a Wednesday walk-in while it lasts, and the Palms location is a five-minute drive when you want a full table.

The food hall going into an auto shop

The most interesting permit filing on the corridor sits about a mile east. A new food hall and bar is coming to Pico Boulevard, replacing Sniper Alignment & Auto Service at 5510 W. Pico, operating as a food hall with three cuisine counters, an ice cream shop, and a small bar under a single operator, per documents submitted to the Los Angeles Planning Department.

The numbers are the story. The space includes a 3,339-square-foot indoor area and a 2,173-square-foot outdoor patio with 122 seats, informal recreational features like ping-pong and table games, and scheduled hours of 7:00 a.m. to 1:00 a.m. daily. A 122-seat patio that operates from breakfast to last call is not a neighborhood cafe. It is an all-day gathering room, and it's being built by an experienced operator. The project is being led by Robert Vinokur, founder and CEO of The Playhouse Group, a Los Angeles hospitality company known for concepts like Linden & Dot, Mad Lab Coffee Roasters, Joe's Pizza, and Chopped Cheese on the West Coast.

Final alcohol license approval is pending from the California Department of Alcoholic Beverage Control. Once that clears, the corridor gains a third gravitational center after Lielle and Sei.

The mainstays that still carry the weekday

Everything above is new. The reason the corridor works is that it never lost the places that made it a corridor to begin with. Jeff's Gourmet Sausage Factory is a kosher hot dog counter in Pico-Robertson that gets creative with things like lamb merguez, zhoug, and pickled onions. Factor's Deli in Pico-Robertson is an all-out classic where the only thing better than the corned beef is the people watching. Stevie's Creole Cafe serves what just might be the Holy Grail of LA gumbo. Paper Or Plastik is an all-day spot on Pico serving coffee, wine and beer, and cafe food.

These are the Tuesday-night, Sunday-morning restaurants. They are the reason the new arrivals can afford the rent.

Building a walkable evening from Circle Park

The distances here matter because they are small. Circle Park sits near Beverwil and Cardiff, and most of what's above is between eight and twelve blocks north on Pico. A workable sequence for an evening with out-of-town guests, in order of doing:

  1. Coffee and pastry at Paper Or Plastik in the late afternoon. Reset for dinner.
  2. Aperitivo hour walking east on Pico. If the Playhouse food hall has opened by then, that's your stop for a first drink on the patio.
  3. Dinner at Lielle if you booked ahead, or Pizzeria Sei if you didn't. The two are about a mile apart on the same street.
  4. Late dessert or a nightcap back at the food hall bar, which is licensed until 1 a.m. once the ABC approval finalizes.

The reason to sketch it out this way: you can do the entire evening within the boundaries of what a resident here would consider the neighborhood, and you can do most of it on foot. Two years ago, the same evening required a reservation on the other side of the 405.

What this changes for the block

None of this is a market forecast. It's an observation about the texture of daily life on a specific set of streets. A Beverlywood homeowner in 2024 had a lovely, tree-canopied place to live and a car-dependent relationship with dinner. A Beverlywood homeowner in late 2026 has a Michelin-résumé restaurant six blocks away, a Michelin Guide pizzeria a mile away with an expanded sister room a mile further, a food hall about to open in a converted auto shop, and the same deli counter that's been slicing corned beef for decades.

That combination is rare. Most Westside corridors give you one or two of those layers. Pico now has all of them, arranged tightly enough to walk.
