Simple DIY projects to increase salability.

Small repairs and DIY maintenance are often needed to show buyers that you’ve taken good care of the home. A little elbow grease can make a big difference when it comes to how long it takes to sell your home and how much it sells for. (Also, the instant gratification is so satisfying.)

Consider tackling these simple projects that make a big difference:

Walls:

Freshen up the walls. It's amazing what we don't notice over time like scratches, divots, or marks on our walls. A new coat of paint or wallpaper removal is an inexpensive DIY project that makes a big impact. Stick to neutral colors throughout the house as it appeals to a wide variety of potential buyers.

Floors:

Do you have hardwood floors lurking beneath carpet? Pull up your carpet in an unnoticeable corner and check. If you do have wood floors, you'll probably have to clean and refinish them to restore them to their original splendor, but it will be much less expensive than installing new flooring.

Ceilings:

Repaint your ceilings and install ceiling fans. Ceiling fans cut down on cooling and heating costs and there are some really good-looking ones available that don't break the bank. Also take a look at refreshing recessed lighting fixtures. The trim yellows over time.

Kitchens & Bathrooms:

Kitchen and bathroom complete remodels are expensive, but you can do some quick refreshes instead. Refresh the cabinetry by removing old shelf-liner, paint, and change out the knobs and pulls. Change the organizers for silverware and makeup. Change out your kitchen and bathroom faucets. Re-grout tile; a little grout and new caulk can really freshen-up a bath or kitchen. Be sure to clean thoroughly first and seal after.

Windows:

Clean and paint sills, screens, and hardware. Replace your curtain rods, curtains, blinds or roll-down shades. If you don't want to buy new curtains, get them professionally cleaned. It's surprising how dirty these things get!

Throughout the house:

Deep-clean your home. Get into the corners, wash the woodwork, baseboards, toe-kicks, and all the little nooks and crannies that we all overlook on a regular basis. Also update the details: switchplates and outlet covers, light fixtures, and doorknobs are all super-easy to change out and can really unify the look of a home.
